A flooded basement is stressful โ but what you do in the first few hours has a huge impact on how much damage you end up with, and how smoothly your insurance claim goes. Here's the checklist we give our own customers in Philadelphia, Bucks, Montgomery County and South Jersey.
1. Put safety first
Never step into standing water if it may be in contact with outlets, extension cords or appliances. If you can reach your electrical panel without walking through water, shut off power to the basement. If not, wait for help.
2. Stop the source
If the water is from a burst pipe, water heater or appliance, shut the main water valve. If it's storm water, check that your sump pump has power and is running.
3. Document everything
Take photos and video of the water, damaged items and the source before you move anything. Your insurance adjuster will want these.
4. Call your insurance company
Report the loss promptly. Ask whether your policy covers the source of the water โ sudden pipe bursts are treated differently from gradual leaks or outside flooding.
5. Move what you can
Lift furniture, electronics, boxes and area rugs out of the water. Place foil or wood blocks under furniture legs to prevent staining.
6. Get the water out โ fast
Every hour water sits, it wicks further into drywall, baseboards and subfloor. Professional water extraction removes far more water from carpet and pad than a shop vac can.
7. Start drying (properly)
Household fans help, but structural drying needs commercial air movers and dehumidifiers, plus moisture meters to find water hidden in walls. The EPA notes mold can begin growing within 24โ48 hours.
8. Know what can be saved
Carpet wet with clean water can often be dried and saved (the pad usually can't). Anything touched by sewage or outdoor flood water should be removed and discarded for health reasons.
9. Keep records
Save receipts and keep your restoration company's moisture logs and photos. A certified company will provide documentation that makes the claim easier.
